Beginning at a point on the south side of a private right of way distant the follow-
ing courses and distances from the intersection of the east side of Bay Avenue
and the south side of said private right of way, which said intersection is
16 feet south of the southwest corner of land now, or formerly of Massaro, as
measured along Bay Avenue: 1) north 69'17'30" east, 125.50 feet; 2) north
56'57'50° east, 165.91 feet; 3) north 46859150" east, 59.09 feet to the point
or place of beginning; running thence along the south side of said private
right of way, north 46059150" east, 50.36 feet; running thence south 34'12'40"
east, 89 feet to the ordinary high water mark of Gardiners Bay; running thence
along said high water mark, south 46'59150" west, 50.36 feet; running thence
north 34°12140" west, 89 feet to the south side of said private right of way to
the point or place of beginning.
SUBJECT to any state of facts an accurate survey might show, and to covenants,'
restrictions, easements, agreements, reservations, and zoning regulations of
