as shown on a map entitled "Map of Section Two Gardiner ' s Bay Estates,
situate at East Marion, Long Island" which map was filed in Suffolk
County Clerk' s office on September 23rd, 1927, under the number 275. j
The said plot hereby conveyed is more particularly bounded and described
as follows:
BEGINNING at a point on the westerly side of Old Orchard Lane twenty
(20' ) feet south of its intersection with the division line between lots
forty-one (41) and fifty-nine (59) as shown on said map and running
thence westerly parallel with the southerly line of said lot fifty-nine
(59) one hundred forty (140' ) feet; thence southerly a straight line
parallel with the westerly side of Old Orchard Lane to the northerly
side of Bayview Drive as shown on said map, and running thence easterly
curving to the left to Old Orchard Lane and continuing to the left
northerly along the westerly side of Old Orchard Lane to the point of
BEGINNING.

TOGETHER with the right to use the beach lying between Spring Pond
and the Bay and Old Orchard Lane and the Channel marked upon the
said map as "Beach for use of lot owners" for bathing and similar
purposes, and together with a right-of-way over Old Orchard Lane
and over the beach to the said waters, such use to be subject to
such reasonable restrictions and conditions as set forth in deed
from GARDNERS BAY COMPANY INC. to the party of the first part herein
dated January 12 , 1953; recorded in the Office of the Clerk of the
County of Suffolk in Liber 3462, cp 466 on January 15, 1953.
SAID land is conveyed subject to convenants and restrictions con-
tained in deed from GARDNERS BAY COMPANY INC., to the party of the
first part herein dated January 12,1953; recorded in the Office of i
