lying and being ixibe at East Marion, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows: -
BEGINNING at a point on the easterly side of Rocky Point Road at the intersec-
tion of the northwesterly corner of the premises herein described and the south-
westerly corner of land now or formerly of Panagopoulos, and running thence
north 62°52100" east,along the last mentioned land, 106. 30 feet; thence north
62°34110" east, still along the last mentioned land, land now or formerly of
Xenakis and Dinas, and land now or formerly of Eastern Excavating Co., 3 42. 65
feet to the westerly side of a 24 foot right of way; thence southerly and westerly,
along the 24 foot right of way, the following two courses and distances: (1) south
7*24140" west, 596. 51 feet; (2) south 85°33100" west, 125 feet to the land now or
formerly of J. Metropoulos; thence north 13°02100" west, along the last mentioned
` land, land now or formerly of G. Metropoulos, and land now or formerly of
l M. Hoolis, 310. 65 feet to the northeasterly corner of said land of M. Hoolis;
thence south 81°30'00 west, along the northerly side of the said land of Hoolis,
112. 12 feet to the easterly side of Rocky Point Road; thence north 8030100" west,
along the easterly side of Rocky Point Road, 110 feet to the point or place of
y beginning. .
' BEING and intended to be the same premises conveyed to the party of the first
part by four deeds recorded in the Suffolk County Clerk's office, as follows:
1) deed from John A. Muir to James N. West, dated August 6, 1949, recorded
August 29, 1949, liber 2986, cp. 75; (2) deed from G. Sanders Nowell et ux,
to James West, dated July 14, 1955, recorded July 18, 1955; liber 3930 cp. 125;
(3) deed from G. Sanders Nowell et ux, to James N. West, dated November 7,
+,.. 1956, recorded November 8, 1956, liber 4210 cp. 318; and (4) deed from
G. Sanders Nowell and Hattie B. Nowell, his wife, dated October 1, 1959,
recorded October 5, 1959, liber 4703 cp. 233 [parcels 1 & 2 therein conveyed].
SUBJECT to any state of facts an accurate survey might show, and th covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
TOGETHER WITH a right of way running easterly from Rocky Point Road along
the southerly side of land of Metropoulos, and then the southerly line of land of
grartorto the easterly line of land of grantor.
