by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements .thereon erected, situate,
lying and being izAx at Orient, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows :
BEGINNING at a point on the northwesterly line of King Street,
(sometimes known as "Hog Pond Road") said point being two hundred
three and thirty-two hundredths (203.32) feet southwesterly along

line of said King Street; and running along land now or formerly
of Peter P. Rocchio and Angelina M. Rocchio, his wife, North 40

erly of Mosblech; thence along said last mentioned land and along
land now or formerly of Douglas the following .two courses and dis-
tances : (1) North 49 degrees 32 minutes 00 seconds East 99.80 feet,
(2) South 40 degrees 28 minutes 00 seconds East 172.45 feet to said
northwesterly line of King Street, thence along said northwesterly
line of King Street, South 45 degrees 52 minutes 00 seconds West
100 feet to the point or place of- BEGINNING.
TOGETHER WITH an Easement of ingress and egress in, to and over
King Street (Harbor Road) to the nearest public road.
TOGETHER WITH a right of way over a fifty (50) foot private
road known as Harbor, the southwesterly line of which is described
as follows: BEGINNING at a point on the northwesterly Line of King

Street, . (sometimes known as Hog Pond Road) three hundred forty-three
and fifty-four hundredths (343.54) feet southwesterly along said
northwesterly line from the point of beginning of the premises here
inabove described being the southeasterly corner of said premises;
and running at right angles to said northwesterly line of King
Street North 57 degrees 16 minutes 10 seconds West two hundred
forty-six (246) feet to the northwesterly line of another right of
way, hereinafter described.
ALSO, with a right of way over a strip of land from said south
we line of said fifty (50) foot private road known as Harbor
Road 7outhwesterly about two hundred ten (210) feet to Orient Bay;
said strip of land to be ten (10) feet in width a, its northeasterll
end where it adjoins said southwesterly line of said fifty (50) foo;
Ii private road known as Harbor Road and fifty (50) feet in width at
its southwesterly end where it abutts said Orient Bay.

I� THE rights of, way hereinbefore gr,&nted shall cease and determine when
said road over which, the rights of way are granted becomes a public
highway and the parties of the first part reserve the right to dedicate
said road as a public highway.
. THE GRANTORS herein are the same persons as the grantees in deed
dated February 21, 1952, made by James F. Douglass and Lillian J.
IDougalss, his wife, and recorded in the , Suffolk County Clerk ' s
doffice on March 19, 1952 in Liber 3331 cp 351.
