An undivided 1(14 interest of, in and to all that certain tract or parcel of land,
situate, lying and being at Orient, in the Town of Southold, County of Suffolk and
State of New York and bounded and described as follows;-
BEGINNING atla point of intersection of the ordinary high water mark
M of Long Island Sound with the westerly line of Youngs Road; and running
t= thence along said westerly line of Youngs Road, South 19 degrees 41 minutes
10 seconds East 98.02 feet; thence along land of Duell, 3 courses, as
follows: (1) South 50 degrees 14 minutes 20 seconds West 217,63 feet;
thence (2) South 4 degrees 27 minutes 50 seconds East 70.0 feet; thence
(3) South 56 degrees 30 minutes West 75.0 feet to land of John Dyer; thence
along said land of Dyer, North 4 degrees 27 minutes 50 seconds West
173.84 feet to said high water mark of Long Island Sound; thence north-
easterly along said high water mark to the point of beginning which point
is North 50 degrees 25 minutes 30 seconds East 265.84 feet from the last
described point.
Containing 0.69 acre.
TOGETHER with all easements and rights-of-way and subject to all ease-
ments and rights-of-way of record affecting the parcel hereinabove described.
BEING and intended to be a portion of the same premises conveyed to the
party of the first part by deed dated September 30, 1958 and recorded in the
Suffolk County Clerk's Office in Liber 4533 of deeds at page 167, and the
premises described on a survey made by Otto W. Van Tuyl on July 2, 1954
as Reservation A.
