BEGINNING at a point on the southerly line of a 33 foot private road known as
South V ew Drive, at the northwesterly corner of land of the party of the second
part; said point of beginning being also 405 feet westerly along said southerly
line from the westerly line of another 33 foot private road known as Brown's
Hills Road; from said point of beginning running along land of the party of the
second part south 41-21' 30" east, 163.71 feet to land now or formerly of Dros-
kowski; thence along said land of Droskowski south 60.48' 00" west 50 feet to
S point; thence along land of the party of the first part about 164 feet to the said
southerly line of South View Drive; thence along said southerly line of South
View Drive north 60.50' 00" east 50 feet to the point or place of beginning.

Together with a right of way, and the right in common with others, to pass
and repass over the streets, roads and avenues of Brown's Hills Estates as
described (Pei. 1) in a deed from N. Alfred Luce and another to Brown's
Hills Estates, Inc., dated July 5, 1955, recorded July 7, 1955, in the Suffolk
County Clerk's office in liber 3923 of conveyances at page 165, to the Main
Road (Route 25).
Together with the right to use in common with others, solely for recreational
and not for commercial purposes, the common lands of Brown's Hills Estates, Inc.,
Inc., as described in the deed above mentioned.
Subject to covenants, conditions, restrictions, agreements, easements and
regulations of record affecting the above described premises.
