2. VARIANCE. By resolution of the Board it was determined that
(a) Strict application of the Ordinance (would) ~ produce undue hardship because
it would not be in keeping with the development and would prevent applicant from
erecting sufficient income producing cottages to Justify her investment
(b) The hardship created (is)X:l~:a~ unique and ~ (would not) be shared by all properties
alike in the immediate vicinity of this property and in the same use district because there are
several other summer cottages on the same size lots.
(c) The variance (does) (ctl:~) observe the spirit of the Ordinance and ~ (would not)
change the character of the district because there are several other cottages on lots of
similar size in the development.

I. STRIC~ APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because
this lot is part of a development on a filed map, which map was
filed in the Suffolk County Clerk's Office on November 22, 1932 as
map No. ll06 and is known as "Subdivision of Property owned by Nathan
Goldin, Situate at Southold, Suffolk Cc., N.Y." There are at present
summer cottages on Lots l0 and 12, which lots are ~0 bye, approximately.
On the East side of Goldin Lane in the same development there are also
several summer cottages on the same size lots.
2. Thehardshipcreatedis UNIQUE and is notshared by all properties alike in the immediate
vicinityofthispropertyand inthisusedistrictbecause this application is made
simultaneously with application for other lots in this development
on the west side of Goldin Lane, since cottages were built on many
lots prior to the enactment of the zoning ordinance. To require
strict compliance on these lots would not be in keeping with the
development and would prevent applicant from erecting sufficient
income producing cottages to justify her~investment.
3, The Variance would obsewe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because as noted in one above there are several
cottages on lots of similar size in this development. Parcels on
Long Island Sound, also a part of this development are ~0 foot lots
most of which have one cottage to each lot.
