WITNESSETH, that the party of the first part, in consideration of
one & no/100 ($1. 00) dollars,
lawful money of the United States, and other good and valuable consideration, paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs, or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingalA:gx at Brown's Hills Estates, Orient, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the northerly side of a private road known as
Southview Drive, distant 206. 14 feet westerly when measured along said northerly
side of a private road from a monument situated at the corner formed by the inter-
section of said northerly side of a private road with the westerly side of a private
road known as Brown's Hill Road; running thence south 60°50' west, along said
northerly side of a private road known as South View Drive, 300 feet to an iron
pipe and to the easterly line of land now or formerly of D. Robertson; thence
northwesterly and northerly along last mentioned land, the following two courses
and distances: (1) north 37°00' west, 175 feet to an iron pipe; (2) north 16°33'30"
west, 174. 10 feet to an iron pipe on the southeasterly side of a private road known
as North View Drive; thence northeasterly, along said southeasterly side of said
private road known as North View Drive, the following four courses and distances:
(1) on a curve to the left having a radius of 152.45 feet, a distance of 38. 69 feet;
thence (2) north 46°40' east, 58. 79 feet; thence (3) on a curve to the right having a
radius of 203. 52 feet, a distance of 127. 90 feet; (4) north 82°40' east, 24. 62 feet to
1 a monument and land now or_formerly of Wilson; thence south 36°08120" east,
along last mentioned land, 347. 28 feet to the monument on the northerly side of
,said private road known as South View Drive, at the point or place of beginning.

SUBJECT to any state of facts an accurate survey might show, and to covenants,
(restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
(TOGETHER with a right of way over said 33 foot private road known as North View
Drive from the northwesterly corner of the premises easterly, about 500 feet to
another 33 foot private road known as Brown's Hill Road, and then southerly over
said Brown's Hill Road about 2300 feet to the Main Road (Rt. 25).
TOGETHER also with a right of way over said 33 foot private road known as South
View Drive from the southwesterly corner of premises easterly about 500 feet to
said Brown's Hill Road.
TOGETHER with the right to use, in common with others, solely for recreational
