thence southeasterly along the northeasterly line of West Lane one

The above mentioned premises being more particularly bounded and
described according to survey by Van Tuyl & Son dated February 2,
1970, as follows: -
ALL that tract or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at East
Marion, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of West Lane ,
which point is South 31 degrees 01 minute 30 seconds East, a dis-
tance of 209.35 feet from a point marked by a monument set at the
intersection of the northeasterly line of West Lane with the
southerly line of North Lane (and which point is North 31 degrees
01 minute 30 seconds West, a distance of 300 feet from the inter-
section of the northeasterly side of West Line with the westerly
corner of land now or formerly of William V. Howard and wife) ;
running thence North 58 degrees 58 minutes 30 seconds East, a
distance of 130. 0 feet to a point; running thence South 31 de-
grees 01 minute 30 seconds East, a distance of 100. 0 feet to a
point; running thence South 58 degrees 58 minutes 30 seconds West,
a distance of 130. 0 feet to a point on the northeasterly side of
West Lane; running thence along the northeasterly side of West
Lane , North 31 degrees 01 minute 30 seconds West, a distance of
100. 0 feet to the point or place of beginning.
TOGETHER with an easement to pass and repass over South Lane,
East Lane., West Lane and North Lane out over Sylvan Drive and Old
Orchard Lane to the Main Road for the purpose of access to said
premises from said highway, and together with the right to use
the beach along Gardiner' s Bay.
