WILLIAM W. BEHR and NADA R. BEHR, `his wife, both residing at 41'- 342 Beachwood Road, Ridgewood, New Jersey, 07450, a v e party of the second part, WITNESSETH, that the party of the first part,in consideration of Ten ($10.00) ----------------------------------------------- dollars, lawful money of the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being iwAb= at East Marion, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at the point where the southerly or southeasterly line of South Lane is intersected by the easterly line of land conveyed by Frank S. Thorp and Louis Johnson Thorp, his wife, to Robert J. Hart and Mary P. Hart, his wife, by deed dated July 11, A 1950, (said point being distant 66.06 feet when measured along i said line of South Lane easterly of the land formerly of Gardners Bay Company as shown on "Map of Section Two Gardiner ' s Bay Estates situate at East Marion, Long Island" , filed in Suffolk County Clerk ' s Office on September 23, 1927 under the No. 275) ; and running thence South 31 degrees l minute 30 seconds East along said land so conveyed to Hart 255.00 feet to a tie line and the high water mark of Gardiner ' s Bay; thence along said tie line North 34 degrees 05 minutes 20 seconds East 69.93 feet; thence North 31 degrees 1 minute 30 seconds West along other land now or formerly of Frank S. Thorp and Lois Johnson Thorp, his wife, 244.00 feet to said southerly or southeasterly line of South Lane; and thence South 42 degrees 46 minutes 30 seconds West along said line 66.06 feet to the point of BEGINNING. TOGETHER with all the right, title and interest, if any, of the parties of the first part of, in and to the land under the waters of Gardiner ' s Bay lying immediately in front of and adjacent to said premises together with an easement to pass and re-pass over the said South Lane -and over West Lane, East Lane and North Lane out over Sylvan Drive and Old Orchard Lane to the Main Road for the purpose of access to said premises from the main highway. BEING the same premises conveyed to the parties of the first part herein by WINIFRED K. THORP, by deed dated October 8, 1959, and recorded in the Office of the Clerk of the County of Suffolk on October 16, 1959 in Liber 4710 at page 28. SUBJECT to covenants and restrictions contained in instrument recorded in Liber 3278 of Conveyances at page 1.99. The grantors herein are the same persons as the grantees in deed Liber 4710 cp 28.
