BOHLKE, residing at 506 Woodland Terrace, Philadelphia, Pennsylvania, party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration aid b the party of the second part, does hereby grant and release unto the party of the second part, the heirs C or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,-situate, lying and being t'uxbw at East Marion, Town of Southold, -County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the southerly side of a 50 foot "Private Road" X , where the same is intersected by the northeasterly corner of land conveyed by I Joseph Cherepowich and wife to Russell H. Reeves and Mildred M. Reeves, his wife, by deed recorded 3/4/66 in Liber 5920 cp 321, which point is distant 130 feet easterly from the corner formed by the intersection of the Southerly side of said "Private Road" with the easterly side of Shipyard Lane and from said point LL of beginning running thence along the southerly side of said "Private Road"North 73 degrees 53 minutes 10 seconds East 103. 75 feet and North 64 degrees 51 minutes 10 seconds East 26. 25 feet to land now or formerly of Clark; running thence along said land South 25 degrees 08 minutes 50 seconds East 107. 61 feet to Sand now or formerly of Northern Oyster Co. ; running thence along said land South 68 degrees 09 minutes 00 seconds West 128. 92 feet to the southeasterly corner of land so conveyed to said Reeves; running thence along the easterly side of said land North 25 degrees 08 minutes 50 seconds West 116. 59 feet to the southerly side of said "Private Road" at the point or place of BEGINNING. TOGETHER with a right of way over said 50 foot Private Road from the northeasterly corner of the premises above described westerly about 260 feet to Shipyard Lane, Being the same persons as the grantees in deed dated 9/28/51 and recorded in the Office of the Suffolk County Clerk on October 26, 1951 in Liber 3282 cp. 311. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND thea p rty of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for r any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
