WILLIAMS, SR. , died intestate a resident of Manatee County, Florida, on February 13, 1990, seized and possessed of the real property hereinafter described; and WHEREAS, title to said property passed to the party of the second part as of the date of said decedent's death pursuant to the Florida law of descent and distribution as will more fully appear from those certain proceedings in the Circuit Court of Manatee County, Florida, Probate Division, in Case Number P90-377, subject only to the right of the party of the first part to possession of the property for the purpose of defraying claims, costs, and expenses of administration of decedent's estate; and WHEREAS, the party of the first part wishes to distribute said property to the party of the second part and evidence the release of the property from said right to sell or encumber, NOW THEREFORE, in consideration of the foregoing and in connection with the distribution of the estate of said decedent, the party of the first part /^ has released to the party of the second part the right to sell or encumber said (0& property and granted, conveyed and conformed unto the party of the second part, 40 his heirs and assigns forever, all of the interest of said decedent in and to the real property situate in Schuyler County, New York, described as follows: JAN) LEGAL DESCRIPTION ATTACHED HERETO AND MADE A PART HEREOF AS EXHIBIT "A" TOGETHER with all and singular the tenements, hereditaments, and appurtenances belonging to or in any way appertaining to that real property, subject to all restrictions, reservations, and easements of record, if any, and ad valorem taxes for the current year. r Because this deed is given to evidence the distribution of assets of a /�✓� decedent's estate and involves the assumption of no mortgage, minimum state 7 documentary stamps are affixed. Signed, Sealed and Delivered in the presence of: // r �1 a1 1 /L he3�,,�t� Personal Representative REC144 REAL ESTATE JUN 20 1991 TRgiirFnRKAX "' RECORDED JUN 20 1991 CLFRK 11283FMO That certain plot or parcel of land situate at East Marion in the Town of Southold, Suffolk County, New York, bounded and described as follows: BEGINNING at an iron pipe set on the westerly line of a strip of land twenty-five (25) feet, or more, in width along the easterly line of land of party of the first part, at the southeasterly corner of land conveyed by the party of the first part to Erna Ketcham, and running along said westerly line of said 25 food strip of land S. 25 54' 20" E. one hundred feed to an iron pipe; thence along land of Brennan, S. 64 05' 40" W. two hundred fifty-five (255) feet, more or less, to the shore of Marion Lake; thence northerly along said shore of Marion Lake one hundred feet more or less, thence along said land conveyed to Erna Ketcham N. 64 05. 40" E. two hundred forty-five (245) feet, more or less, to the point of beginning. TOGETHER WITH all the right, title and interest of the party of the first part of, in and to the land under the waters of Marion Lake abutting said premises. ALSO, along a right of way over said strip of land 25 feet, or more, in width along the easterly line of the premises, extending southerly 300 feet beyond the southeasterly corner of the premises, and ;thence southwesterly about 335 feet to said Marion Lake, and extending northerly from the northeasterly corner of the premises through land of the party of the first part about 650 feet to land now or formerly of Florence Tuthill, and continuing northerly sixteen feet in width over said land now or formerly of Florence Tuthill and land of Griffing to the Main Road along land formerly of F.M. Welsh. ALSO with a right of way along the westerly line of the land of the party of the first part from the westerly end of the above described right of way southerly about 250 feet to the Bay, said right of way being 10 feet in width at the northerly end and about 20 feet in width at the Bay.
