both residing at (no #) Private Road, Orient, New York, 11957,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
.AlL that certain plot, niece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ix2be at Orient, in the Town of Southold, County of Suffolk
and State of New York, and bounded and described as follows:
BEGINNING at a point on the easterly line of land now or formerly
of Kenneth Newman at the southwesterly corner of land of the party
of the second part.
RUNNING THENCE along said land of the party of the second part the
following courses and distances:
1) North 52 degrees 51 minutes 30 seconds East, 150 feet
to the easterly corner of land of the party of the second part;
2) North 30 degrees 20 minutes 40 seconds West, 100 feet
to the southeasterly boundary of a private right of way;
THENCE along said private right of way, North 52 degrees 51 minutes
30 seconds East, 40 feet to land now or formerly of Kreppein;
THENCE along said land now or formerly of Kreppein, South 32 degrees
23 minutes 30 seconds East, 112 .67 feet to land of Orient School
District;
THENCE along said land of Orient School District, South 53 degrees
04 minutes 30 seconds West, 189.94 feet to the aforementioned land
now or formerly of Kenneth Newman;
THENCE along said land now or formerly of Kenneth Newman, North 30
degrees 20 minutes 40 seconds West, 11 .95 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE a part of the premises conveyed to the part}
of the first part by deed dated September 301, 1952 and recorded in
the Office of the Clerk of the County of Suffolk on September 27,
1952 in Liber 3764 page 166.

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The worst "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
