beinginthe hamlet of Orient, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
Beginning at a monument set on the southerly line of Orchard Street, 790. 50 feet
Jeasterly along said southerly line from the easterly line of Navy Street, said
monument being the northwesterly corner of the premises herein described and
the northeasterly corner of land conveyed by William Lenzer to Robert VanNostrand
by deed dated 1977; running thence along said southerly line of Orchard Street,
north 87"40140" east, 100 feet to other land of Lenzer; thence along said other
land, south 14°52'20" east, 189. 89 feet to said land of VanNostrand; thence
along said land, two courses: (1) south 76"50140" west, 69 feet; thence (2) north
22'39120" west, 211. 50 feet to the point of beginning. Containing 0. 378 acre.
Being and intended to be the same premises of which Eula T. Rackett died
seized and possessed.
Subject to any state of facts an accurate survey would show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
