FIS premises and from the northeasterly corner thereof to South View Drive

TOGETHER, also, with a right of way, and the right in common-with
others, to pass and repass over the streets , roads and avenues of
Brown ' s Hills Estates, as described (as Parcel I) in a deed from N.
Alfred Luce and another to Brown ' s Hills Estates, Inc. , dated July
X 5, 1955 and recorded in Liber 2923 in the office of the Suffolk County
Clerk at page 165, July 7, 1955 and as the same may be extended through
lands of the party of the first part generally between the premises
herein described and Long Island Sound, to the Main Road (Route 25) .

11 TOGETHER, also, with the right to use, in common with others, for
the intended purposes , other common lands of Brown ' s Hills Estates,
Inc.
SUBJECT, however, to the following ; the right of the party of the
first part and of other owners of lots in Brown ' s Hills Estates, to
pass and repass over the land lying in the bed of any street, road
and avenue in front of and adjoining the premises hereby conveyed;
and the rights of others to the use of said streets, roads and
avenues throughout the development and the other common lands therein;
and to the rights of public utilities to lay and maintain wires ,
conduits, poles , pipes, etc. , in, over and across the said streets ,
roads or avenues as said rights now exist in any recorded easements ,
agreements or may hereafter be granted; easements, covenants,
conditions and restrictions of record.
BEING AND INTENDED TO BE part of the premises conveyed to the grantors
herein by Dougals M. Robertson by deed dated December 28, 1959,
recorded December 30, 1959 in the Suffolk County Clerk ' s Office in
Liber 4747 at page 470.
