WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeing;n.tk. East Marion, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the Southerly side of a certain private
road known as Rabbit Lane leading East from Bay Avenue, and being
33 feet from the Easterly line of land of Oak Grove Beach Realty
Q Corporation; running thence in a Southerly direction along land of
William F. Kohl and Cynthia G. Kohl, his wife, and parallel with
Q Easterly line of land of Oak Grove Beach Realty Corporation to the
'0 shore of Peconic or Gardiner's Bay; thence Westerly along the shore
�r of Peconic or Gardiner's Bay; thence Northerly in a line parallel
with land- of said Oak Grove Beach Realty Corporation and eight feet
Easterly thereof to the said private road above mentioned; thence
Easterly along said private road 25 feet more or less, to the
Q point or place of beginning.
TOGETHER with right, title and interest of the party of the first i
part, of, in and to the lands under Peconic or Gardinerts Bay
adjacent to premises above described.
V Q TOGETHER with right of ingress and egress to and from the premises

m ALSO a right of way over a certain strip of land eight (8) feet
wide adjacent to the easterly line of land now or formerly of
Sehiavoni and others running from said 16 foot roadway Southerly
to the Bay.
C� I BEING AND INTENDED to be the same premises conveyed to the party
---I of the first part and William H. Reichert, (also known as William
z Q + H. Reichart) , her husband, since deceased, by deed dated May 28th,
C) ; --- 1941 and recorded in the Suffolk County Clerkts office on June 6,
U 1941 in Liber 2166 at page 380.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
Q HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

v AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
O AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
N O the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the salve for
any other purpose. -
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
