East Marion, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the Southerly side of a certain private road known as Rabbit Lane leading East from Bay Avenue, and being 33 feet from the Easterly line of land of Oak Grove Beach Realty Q Corporation; running thence in a Southerly direction along land of William F. Kohl and Cynthia G. Kohl, his wife, and parallel with Q Easterly line of land of Oak Grove Beach Realty Corporation to the '0 shore of Peconic or Gardiner's Bay; thence Westerly along the shore �r of Peconic or Gardiner's Bay; thence Northerly in a line parallel with land- of said Oak Grove Beach Realty Corporation and eight feet Easterly thereof to the said private road above mentioned; thence Easterly along said private road 25 feet more or less, to the Q point or place of beginning.
