ALL that certain plot, piece or parcel of land, . with the
buildings and improvements thereon erected, situate, lying
and being in the Hamlet of Orient, Town of - Southold,
------- Suffolk County, New York, bounded and described as follows:

of Mrs. F. Dorman on the south, which point is the south-
westerly corner of land to be conveyed and is 307. 2 feet

the northerly line of Main Road; running thence along said
boundary line and partly along a stone fence or wall, four
courses as follows:

Munn Pond,
thence southeasterly along said shore of Nunn Pond to a

last described point and to the land of John Dyer.
Thence along land of John Dyer and the westerly side of a
stone fence, three courses as follows:

(2) South 12° 07 ' 30" west 60. 72 feet
(3) South 4" 07 ' 30" west 164. 7 feet
\ thence along other land of Mrs. F. Dorman (Jane Callander
Dorman) North 78' 15' 10" West 108. 24 feet to the point of
beginning, including all right in and to land under water
of Munn Lake, if any.

_ Also with a Right of Way 20 feet in width over other land
of Stuart C. Dorman located directly South of premises,-
the westerly line of said right of way being the westerly
line of said land of Stuart C. Dorman, from'said *Main Road
northerly to the southwesterly corner of said premises.
Said Right of Way shall be in common with others entitled
thereto, if any.

An undivided one sixth interest as tenant in common with
Stuart C. Dorman, Jane D. Townsend and Isabel D. MacKay
in the following described property:
BEGINNING at a granite monument which is the point of
the intersection of the westerly line of Munn Lane and the
line between the Beach and upland as shown on a map,
\ surveyed October 18, 1917 by Halsey & Van Tuyl, Engineers
and Surveyors of Greenport, N.Y. of map entitled "Map
\ showing Division of beach at Mantaloking .Hills, Orient,

Together the right of ingress to and egress from
Parcel II to and from Parcel I over Back Lane and Munn
Lane as shown on the survey of Van Tuyl & Son dated
April 13, 1966.

A Right of Way beginning at a point at the southeasterly
corner of land formerly of Eugenia V. Miller and her
husband, John Miller on the boundary line of land formerly
of J. H. Darlington, which point marks the northeasterly
corner of land now or formerly of MacKay and is 10.89 feet
northerly measured along the division line between land now
or formerly of MacKay and land now or formerly of Stuart
Dorman, from a concrete monument on the southeasterly
corner of land now or formerly of Stuart C. Dorman and
running thence North 730 05' 30" West 33. 39 feet to a
monument;
running thence along land now or formerly of Stuart C.
Dorman North 60 50' 40" East 231 . 74 feet to a point in the
southerly line of the land now or formerly of A. Knox
running thence along said line and crossing Back Lane as
shown on the map showing the division of the Beach at
Mantoloking Hills, 33 feet to a stone post in the westerly
line of land now or formerly of Stuart C. Dorman
running thence along said line the following courses and
distances:
(1) South 50 30' 30" West 117.0 feet
(2) south Be 11' 30" West 121. 25 feet to the crosscut,
the point or placed beginning.
