An undesirable change will NOT be produced in the character of the neighborhood or a det- riment to nearby properties, if granted BECAUSE: The proposed single-family dwelling will be in the same style as the existing houses in the neighborhood and its location on the property and its configuration are such that the impression from neighboring properties and to passersby will be in keeping with the ex- isting character of the neighborhood- The area of the property is about 49,000 square feet of which 76% is wetlands. The buildable portion of the property is similar to those prop- erties in the immediate vicinity, including properties in both R-gO and R-40 districts, and is, in fact, smaller than most of the R-40 properties top the south. 2. The benefit sought by the applicant CANNOT be achieved by some method, feasible for the applicant to pursue, other than an area variance BECAUSE: The presence of the wetlands on the property make il necessary that the dwelling be lo- cated as proposed, and it is of madest dimensions still in keeping with the neighborhood. 3. The amount of relief requested is not substantial BECAUSE: The project suffers from the presence of the wetlands. The property was approved with a 86'± width, but even so, the required total side yards of 40' is proposed at only 2' less. The front yard setback is adversely affected by the $0' non-disturbance buffer imposed by the $outhold Trustees. 4. The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district BECAUSE: The buildable area of the property is very similar to that of the surrounding properties, and the proposed construction is in keeping with the styles and ases found in residential areas throughout the Town.
