FRANK F. VANECEK and ELEANOR L. VANECEK, his wife,
both residing at 13 Woodland Street, East Islip,

WITNESSETH, that the party of the first part, in consideration of TEN and 00/100 ($10.00)

PARCEL I :

State of New York, bounded and described as follows :
BEGINNING at a monument at a point of deflection -in the easterly
line of Narrow River Road where said line is intersected by the
northerly boundary line of land herein described and land now or
formerly of Edwards ;
RUNNING THENCE along said boundary line South 62 degrees 07 minutes
00 seconds East 165 feet, more or less, to the ordinary high water
mark of Hallock's Bay;
THENCE along said high water mark of Hallock's Bay southwesterly
350 feet more or less and then southeasterly 260 feet more or less
to land now or formerly Hallock;
THENCE along last mentioned land, the following two courses and
distances :
(1) South 35 degrees 43 minutes 00 seconds West 80 feet, more or
less;
(2) South 41 degrees 58 minutes 30 seconds West 221.79 feet to the
northeasterly line of Narrow River Road;
THENCE along said northeasterly line of Narrow River Road, (1)
North 39 degrees 43 minutes 50 seconds West 183.72 feet to the
corner formed by the intersection of the northeasterly side of
Narrow River Road with the easterly side of Narrow River Road;

THENCE North 21 degrees 48 minutes 40 seconds East along the east-
erly side of Narrow River Road 465. 10 feet to the monument, at the
point or place of BEGINNING.
PARCEL II :
ALL that piece or parcel of meadowland at Orient, Town of Southold,
County of Suffolk and State of New York and described as follows :
BEGINNING at a point on the ordinary high water mark of Hallock's
Bay about 185 feet southwesterly along said high water mark from
the Easterly corner of land conveyed by George W. Hallock to Edwin
H. King, as previously described herein; from said point of beginning
running Southerly, then Southeasterly, then Southerly, then North-
westerly and then Southwesterly about 300 feet to said high water
mark; THENCE Northeasterly along said high water mark about 175 feet
to the point of BEGINNING.
SUBJECT, HOWEVER, to the following:
1. Covenants and restrictions of record, if any.
2. Building and zoning ordinances of the Town of Southold.
3. Whatever state of facts an accurate survey may show.
4. A purchase money mortgage in the principal amount of THIRTY-FIVE
THOUSAND and 00/100 ($35 ,000.00) DOLLARS.
The Grantor^ herein are the same -parties as the qrantees in the deed
