THIS INDENTURE,made the J day of November nineteen hundred and seventy-one

being the same person as the grantee in deed in Liber 4749 of Conveyances,
page 217, and in Liber 5104 of Conveyances at page 496,
party of the first part, and
STELLA MOLFETAS, residing at 12 Mallory Lane, Tappan, New York
and CLEO KATSAROS, residing at 709 West 176th Street , New York, N.Y.
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate
yineandbeing wvwx at Orient, in- Town of Southold, County of �uffoik
and State of New York, known and designated as plot #39 on a certain
map entitled "Orient-By-The-Sea, Section 1, situated at Orient Point ,
Town of Southold, Suffolk County , New York, October 29, 1957" by
Otto W. Van Tuyl & Son, Licensed Land Surveyors , Greenport , New York,
filed in the Office of the Clerk of the County of Suffolk, on November
'j 21, 1957 under File No. 2777.
TOGETHER with a right of way over Sound View Road, Three Waters Lane
p and over proposed highways to be known as Park View ane, a
V` 00 Island Lane from the northwesterly corner or the premises easterly
co and then southerly and then westerly and then again southerly to the
Main Road.
SAID premises are sold subject to :
' 1. Any state of facts an accurate survey may show provided same do not
render the title unmarketable.
2 . Zoning regulations and ordinances of the Town of Southold.
kz 3 . Declaration of Covenants and Restrictions dated November 21, 1957 ,
a: filed in the County Clerk' s Office of Suffolk County in Liber
No. 4406 , Page No . 154, filed December 19, 1957.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Ip the party of the second part forever.

p AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
