by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

County of Suffolk and State of New York, and bounded and described
as follows :
BEGINNING at an iron pipe on the northwesterly line of a 33 foot
private road known as "North View Drive," 420 feet westerly and
rn southwesterly along said line from the easterly boundary' line of
n land now or formerly of Luce and Rose, being the southeasterly
corner of land conveyed to Edna Doll; from said point of beginning
running along said land of Doll, north 19 degrees 30 minutes west

Drive," two courses as follows:
1. on a curve to the left having ,a radius of 236. 52 feet, a

2. thence south 46 degrees 40 minutes west 31.36 feet to the point
of beginning.
TOGETHER with a right of way over said "North View Drive" from the
n southwesterly corner of the premises easterly about 420 feet to
another 33 foot private road known as "Brown's Hill Road," which

AND THENCE southerly over said "Brown' s Hill Road" about 2300 feet
to the Main Road (Route 25) .
Together with the right to use, in common with others , solely for
recreational and not for commercial purposes , the following
described parcel of land:
BEGINNING at a point on the northerly line of North View Drive
where the same is intersected by the easterly line of the
premises above described (and being the southeasterly corner
of said premises ,) and
RUNNING THENCE north 19 degrees 30 minutes west about 230 feet
along the easterly line of said above described premises to the
ordinary high water mark of Long Island Sound;
RUNNING THENCE easterly along the high water mark of Long Island
Sound, a distance of about 60 feet to the northwesterly corner
of land now or formerly of Magor;
RUNNING THENCE along said land of Magor south 19 degrees 30
minutes east about 230 feet to the northerly line of North View
Drive;
RUNNING THENCE westerly along said northerly line of North View
Drive on a curve to the left having a radius of 236. 52 feet, a
distance of 60 feet to the point or place of beginning.
TOGETHER also, with right, in common with others , to pass and
repass over the roads , streets and avenues of Brown' s Hills
Estates, Inc. , as described (as Parcel I) in a certain deed
from the "parties of the first part" to Brown' s Hills Estates ,
Inc. , dated July 5 , 1955 and recorded in the Suffolk County
Clerk' s Office in Liber 3923 of Deeds at page 165 on the 7th
day of July, 1955.
Being the same premises conveyed to the party of the first part
m by Muriel Lap by deed dated 10th day of February, 1964 and
n recorded in the Office of the Register of the County of Suffolk
O in Liber 5502 of Deeds at page 457 on February 20, 1964.
