party of the first part, and GEORGE HOLLY, residing at 14 East 28th Street,
New York, New York,
party of the second part,
WITNESSETH,that the party of the first part in consideration of Tem 1?ollara and other valuable consideration
paid by the party of the second part, does hereby grant and release unto t^.t pirty of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iwdw at Orient, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly line of a 50 foot right
of way at the northerly corner of the premises hereinafter described,
which point of beginning is the following three courses and distances
from the northwest corner of land now or formerly of Edward A. Keogh:
North 63° 41' 40" East 379.63 feet; (2) North 37° 32' 00" West
'V1032.89 feet; and (3) North 38° 08 ' West 260.46 feet; thence from

BEGINNING.
TOGETHER with the benefits and SUBJECT to the burdens of a Right of
Way recorded in Liber 6895 cp 562.
SUBJECT to any state of facts that an accurate survey may show.

whereby the said premises have been encumbered in any way whatever, except as aforesaid
N AND the party of the first part, in compliance with Section 13 of the Lien Law, eoveaants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
