BEGINNING at the northeasterly corner of land of Clausen Construction Company,
Inc. (being the premises described in a certain mortgage dated February 27, 1971,
and recorded in the Suffolk County Clerk's Office on March 5, 1971, in Liber 5991
of mortgages at page 402) and running thence along the easterly line of said land of
J *. Clausen Construction Company, Inc. , two courses as follows: (1) South 38 de-

1032. 89 feet to the southeasterly corner of said land of Clausen Construction
Company, Inc. ; running thence North 63 degrees 41 minutes 40 seconds East 30. 59
feet; running thence North 37 degrees 32 minutes West 1038. 99 feet; running thence
North 38 degrees 08 minutes West 258. 16 feet; running thence South 56 degrees 33
minutes 30 seconds West 30. 10 feet to the point or place of beginning.

said right-of-way, or any part thereof, to the 'Down of Southold as a Town highway,
without the consent of the party of the second part.

roads abutting the above descrihed premises to the center lines thereof; TOGETHEl: with the appurtenances
and all the estate and rights of the part, of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
it AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
�� oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
