PETER DI CRISTINA, residing at Northview Drive, Browns Hills, Suffolk County, New York partyof the first part,and PETER DI CRISTINA and MARIAN DI CRISTINA, his wife, both residing at Northview Drive, Browns Hills, Suffolk County, New York party of the second part, N WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, C� ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at an iron pipe on the southerly side of a proposed 50 I foot private road known as North View Drive at the northwesterly corner of land now or formerly of MacDougall ; from said point of beginning running along said land, south 240001 east, 125 feet to an iron pipe; thence along land now or formerly of Robertson, south Z 5701.2 '5011 west, 157.93 feet to land now or formerly of Dyer and others; thence along said land, north 4104013011 west, 200 feet to said southerly line of North View Drive; thence along said southerly line of North View Drive, two courses, as follows : 1 ) north 7 5P421 0011 east, 156.50 feet; thence north 67 42 '4011 east, 71 .40 feet to the point or place of beginning. TOGETHER with a right of_ way over (said proposed) 50 foot private road to be known as North View Drive from the northwesterly corner of the premises easterly ab out 450 feet to thewesterly end of a 33 foot private road known as North View Drive. ALSO with a right of way over said 33 foot private road known as North View Drive and a 33 foot private road known as South View Drive, and a 33 foot private road known as Brown ' s Hills Drive. CD SUBJECT to covenants, restrictions, easements, agreements, rights- of-way, and reservations of record, if any, now in force and effect. O C71 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets 1 and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; iV TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. co AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such r consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement ' and will apply the same first to the payment of the cost of the improvement before using any part of 1 the total of the same for any other purpose.
