ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
tying and being in the bamlet of East Marion, 'Down of Southold , County of

Beginning at a point on the easterly line of Rocky
Point Road, 335.26 feet northerly along said easterly
line from Southern Boulevard, said point of beginning
being the northwesterly corner of land of the party of
the second part; from said point of beginning running
along said easterly line of Rocky Point Road,
Na 7 051 20" W. - 50.0 feet; hence along land of
Davies and land of Caputo, N. 82 54t 4011 E. - 339.56
feet; thence along other land of Davies, land of
Centkowski and land of Walski, N. 89 571 40" E. -
964.89 feet to the westerly linS of Cedar Drive;thence
along said westerly line, S. 10 46? 00" E. - 50.89
feet; thence along said land of the party of the second
part, two courses:
( 1 ) S. 890 571 40" W. - 971 .30 feet; thence
(2) S. 820 54t 40" W. - 336.48 feet to the point
of beginning.
SUBJECT to easements and rights of way= of record
BEING AND INTENDED TO BE the southerly fiffyjof Parcel 2 conveyed
to tae party of the first part by deed dated February 3 , 1949, recorded
in the Suffolk County Clerlcls Office on February 7, 1;349 in Liber
2920 of Deeds at page 179.
TOGETHER with all right, title and interest, if any, of the party of the first rt in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first pert in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
TOGETHER with a right of way from Aquaview Avenue to Long Island Sound
ppyyar a private roadway described in Liber 5180 of Deeds page 203 .
ANb the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
