BETWEEN JOSEPHINE H. MCGRANE, residing at 121 Lefferts Road,

party of the first part, and HAROLD COWLES , residing at 66 Boulder Trail,
Bronxville, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of East Marion, Town of Southold, County of
Suffolk and State of New York, and more particularly bounded and
described as follows :
BEGINNING at a point on the easterly line of Bay Avenue where the
southerly line of lands of Boyle Formerly of Walter Hewett inter-
sect and easterly line of Bay Avenue and running in an easterly
direction by and along the southerly line of lands of Boyle now or
.* L7 formerly of Walter Hewett , North 55 degrees 47 minutes 20 seconds
e" East 273 feet more or less to the westerly shore of Marion Lake ;

wio thence southeasterly along the westerly shore of Marion Lake 60
M feet more or less to a point on the direct extension easterly of
the southerly line of the lands now or formerly of Lemmerly; run-
ning thence along said land now or formerly of Lemmerly, South
55 degrees 47 minutes 20 seconds West 308 feet more or less to the
easterly line of Bay Avenue ; thence North 34 degrees 12 minutes
40 seconds West by and along the easterly line of Bay Avenue for a
distance of 50 feet to the point or place of BEGINNING.
TOGETHER with a right of way 10 feet in width running southerly E
from the premises along the easterly line of land of said Virginia
Lemmerly for 100 feet ; thence in the same course, 20 feet in width =
zo for 100 feet to a 24 foot right of way and thence over said 24 foot
M right of way westerly to said Bay Avenue.

deed dated June 28th, 1955 and recorded on 7/5/55 in Liber 3920 ,

r" TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
Q roads abutting the above described peemises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. _

M AND the party of the first part covenants that the party of the first part has not done or suffered anything
C-) whereby the said premises have been encumbered in any way whatever, except as aforesaid.
iV AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
Qo eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for =
any other purpose.
The word "party", shall be construed as if it read "parties" whenever the sense of this indenture so requires.
