Westbury, New York, and GEORGE R. LATHAM, JR. , residing at 5 Woodland
Road, Old Westbury, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kDdJex at Orient, Town of Southold County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a concrete monument set on the southerly line of King Street
which point of beginning is the northwesterly corner of the premises herein
described and the northeasterly corner of land now or formerly of M. L. Strachan;
from said point of beginning running along said southerly line of King Street,
North 73 degrees 07 minutes 50 seconds East 546. 75 feet to the westerly line of
a 33 foot private road; running thence along said westerly line of said private
V road the following five courses and distances, to wit: (1) South 0 degrees 31
minutes 10 seconds West 152. 16 feet; thence (2) South 3 degreees 43 minutes 30
seconds East 206. 99 feet; thence (3) South 16 degrees 43 minutes 40 seconds
East 550. 90 feet; thence (4) South 32 degrees 51 minutes 00 seconds East 326. 77
crfeet; thence ( 5) South 8 degrees 04 minutes East 195. 01 feet to land now or

of M. L. Strachan the following four courses and distances, to wit: (1) South 59
degrees 21 minutes 50 seconds West 57. 03 feet; thence (2) North 63 degrees 36
minutes 20 seconds West 272. 63 feet; thence (3) North 38 degrees 22 minutes
10 seconds West 348. 23 feet; thence (4) North 25 degrees 06 minutes 20 seconds
+. West 916. 73 feet to said southerly line of King Street and the point or place of
beginning.
BEING and intended to be the same premises devised to Nelson Douglass
Latham, the party of the first part herein, under the Last Will and Testament of
Frances Emeline Latham, deceased, who died testate, a resident of Suffolk
County.
Z TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
W V HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
Ut U the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
-� eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
m' the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
