WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Suffolk County, New York,on March 2, 1971 and by virtue i
of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates,
Powers and Trusts Law, and in consideration of

at the southwesterly corner of a parcel of land owned by Elizabeth -

south, said point being ,the southeasterly corner of the premises

Parcel #2: BEGINNING at a pipe set at the northwesterly corner of
a parcel of land owned by Alma M. Vail Knox, on the southerly line

Parcel #3: Also all that certain piece or parcel of land situate
lying and being at the place and town aforesaid known and designated
as "Garage Sites"- Charles Knox" on a certain map entitled "Revised
map of bungalow sites, Mantaloking Hills, orient, N.Y. surveyed,
June 1908, revised May 1912, W.H. Halsey,C.E. & Surveyor, Greenport, _
N.Y. " and filed in the office of the clerk of the county of Suffolk
on Sept. 17,1912,, as map no. 163. Said premises above described
being a part of lotro. 12 as shown and designated on map of Bungalow
Sites, Mantaloking Hills, Orient, N.Y. surveyed June 1908, by W.H.
Halsey,C.E. & surveyor, Greenport, N.Y. " and filed in the office of
the clerk of the county of Suffolk on Sept. 19, 1908 as map no. 620
and being and intended to be the same premises conveyed- to Antoinette
C. Baisley and Hortense B. Knox by Franklin A. Dorman and Jane Dorman,
his wife by deed dated Sept. 16, 1912, and recorded Sept. 17,1912, in
liber 823 of deeds at page 300. Subject, however, to the covenants,
restrictions and regulations as imposed by Lillian Dwight Stern in
deed to Franklin A. Dorman dated Sept. 23, 1911 and recorded October
13, 1911 in liber 788 of deeds at page 165 in so far as the same are
applicable to and effect lot no. 12 above mentioned and in particular `
to the permit to subdivide lot 12, and the use thereof for garage _
sites. Together with the fee title of Hortense B. Knox which she
owns in common with other owners of sites on the map or maps above
mentioned in and to Maple Lane, Back Lane and the plot described
"Tennis Court" as laid down and shown on map entitled "Revised Map
of Bungalow Sites, " above mentioned filed Sept. 17, 1912 as map
no. 613.
Together also with the rights of Hortense B. Knox in and to a certain
agreement made by Franklin A. Dorman and Jane Dorman, his wife,
contained in a deed dated Sept. 16, 1912 and recorded Sept. 17, 1912
in liber 823 of deeds page 300, that they (said Franklin A. Dorman
and Jane Dorman, his wife) will not erect or permit or cause to be -
erected any 'garage or stable on the land to the West of the Tennis
Court hereinafter mentioned so long as they are the owners thereof.
Together with all the right, title and interest of Hortense B. Knox
iw and .to the fee title to North Lane, Munn Lane and The Circle as
the same are laid down and shown on Map of Bungalow Sites above
mentioned filed Sept. 19, 1908, as map no. 620 and which were con0
rveyed to her in common with Mabel M. Knox, Antoinette C. Baisley
R+I and Franklin A. Dorman, by Lillian Dwight Stern by deed dated Feb.S,
O 1916, recorded March 2, 1916, in liber 923 of deeds page 432
excepting, however, that portion of the Circle from its intersection
I= with the easterly line of Sound Lane to the extension southerly of
the westerly line of lot no. 9 on the map last above mentioned.
