SCHRIEVER, residing at Main Road (no number) , Orient, New York, CV party of the second part, ro cc WIfNESSETTI,that the party of the first part, in consideration of Ten Dollars and other valuable consideration t tw paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, tlte[1 tiffi> canmppyercexfaX�Crx� aepe situate, lying andbeingfxtka at Orient in the Town of Southold, Countyof Suffolk and State of New York more particularly bounded and described a.- follows : BEGINNING at the southeast corner of the premises about to be described said point being distant the following two courses and distances from the corner formed by the intersection of the northerly side of Orchard Street with the westerly side of Tabor Road: 1) westerly along the northerly side of Orchard Street 335.43 feet 2) north 2 degrees 48 minutes 00 seconds east 247. 65 feet to the true point or place of beginning. Running thence from said point or place of beginning north 85 degrees 57 minutes 10 seconds west 80. 76 feet; Thence north 3 degrees 02 minutes 30 seconds east 39. 37 feet; Thence along land now or formerly of William Schriever the following two courses and distances : 1) north 82 degrees 05 minutes 00 seconds .east 82 feet; 2) south 2 degrees 48 minutes 00 seconds west, 56,38 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE a portion of the premises conveyed to the parties of the first part by deed dated February 28 , 1957 and recorded with the Clerk of Suffolk County on March 4, 1957 in Liber 4267 of conveyances at page 85. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
