THIS INDENTURE, made the ape4p day of February , nineteen hundred and seventy—four
BETWEEN FREDERICK W. KOEHLER, JR, residing at 72 Jerome Drive,
Farmingdale, New York, and EUGENE KOEHLER, residing at 6 Parkview
Court, Farmingdale, New York,
party of the first part, and PATRICIA REGAN, residing at 240 Sandpiper Lane,
West Babylon, New York,
party of the second part,
. WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
># or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot 25 on a certain map entitled,
"Map of Land End at Orient Point , " filed in the Office of the
es Clerk of Suffolk County on May 31 1973 as Map No. 5909, which said
U. rc lot is more particularly bounded and described as follows:
- BEGINNING at a point on the westerly side of Latham Lane distant
212.82 feet northerly from an extremely northerly end of an arc
of curve which connects-northerly side of Latham Lane with its
westerly side ; the said point of beginningalso intersects with the
northeasterly' cgrner of Lot 26; running thence along the northerly
line of Lot 26 North 88 degrees 57 minutes 40 seconds West 170.00 "
feet to Lot 28; running thence along easterly lines of Lots 28 and
29 North 1 degree 02 minutes 20 seconds East 240,00 feet to Lot 24 ;
running thence along southerly line of Lot 24 Fouth 88 degrees 57
minutes 40 seconds East 170.00 feet to the westerly side of Latham
Lane; running thence along westerly side of Latham Lane South 1 de—
gree 02 minutes 20 seconds 71est 240.00 feet to the point or place of
BEGINNING.
Title to the bed of the streets and roads as shown on Map of Land
End at Orient Point aforementioned having been reserved by the
former owner thereof , Lands End Realty, for purposes of future
dedication to the Town of Southold, Suffolk County, New York.
The Grantor, however, grants unto the Grantee a means of ingress
and egress over said roads and streets as shown on said map to the
nearest public highway.
TOGETHER with all right,title and interest,if any, of the partyy,of the first part of,in and to any stresu and
roads abutting the above-described premises to the center lines Wereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first put in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party o° the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Men Law, covenants that the party of
the first part win receive the consideration for this conveyance and will hold the right to receive such eonsid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
