w WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk and
State of New York, known as Lot No. 2 on a certain map entitled "Minor
Subdivision for Linda Gorwitz and Judith Barnett at Orient, New York" dated
December 30, 1971 and amended March 13, 1972 and May 10, 1972 by Van Tuyl
& Son, Greenport, New York, said Lot being more particularly bounded and
described as follows: BEGINNING at a point at the southeast corner thereof
which point is distant North 41° 31' 00" West 215.00 feet from a point which is
distant North 410 20' 20" West 192,8 feet as measured along the northerly line
of land now or formerly of D. Moore from the point where said northerly line

from said point or place of beginning along the northerly line of land now or

TOGETHER with a 16-1/2 foot right—of—way from the westerly side of Main

TOGETHER WITH AND SUBJECT TO a 25 foot right—of—way running from the
easterly side of said Lot i on said Map where the aforementioned 16-1/2 foot
right—of—way terminates to and over the within described premises.

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered amthin-
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apple
the same first to the pavment of the cost of the improveinent before using any part of the total of the same for
any other purlwse.
The word "party" shall he construed as if it rrad "parties' whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
