McDONALD, his wife, both residing at 1483 East 22nd Street, Brooklyn, New York, G9 party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or pparcel of land, with the buildinnggs and improvements thereon erected, situate, I ying and being hLaw at East Marion in the Town oY Southold, County of Suffolk and Stat' of New York. bounded and described as follows: BEGINNING at a monument on the easterly side of Shipyard Lane which monument is set at the northwesterly corner of the premises herein described and the southwesterly line of land now or formerly of Rackett; running thence along said land now or formerly of Rackett north 67 degrees 10 minutes 10 seconds east 168. 90 feet to a monument and land now or formerly of Cherepowicz; thence along said last mentioned land south 23 degrees 49 minutes 20 seconds east 85 feet to land now or formerly of F. Bohlke; thence along the said last mentioned land south 69 degrees 32 minutes 20 seconds west 169. 58 feet to the easterly side of Shipyard Lane; thence along the easterly side of Shipyard Lane north 23 degrees 30 minutes 50 seconds west 78 feet to the monument, the point or place of beginning. BEING and intended to be the sar2e premises conveyed to Alton F. Bohlke and Julia M. Bohlke, the parties of the first part herein, by deed dated January 13, 1956andrecorded in the Suffolk County Clerk's Office on February 1, 1956 in Liber 4063 of deeds at page 511 and by deed dated May 31, 1957 and recorded in the Suffolk County Clerk's Office on June 17, 1957 in Liber 4315 of deeds at page 110. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be;applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
