ALL that certain plot, piece or parcel of land, situate, lying and being immtmr at Orient, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the Northerly line of King Street about 96 feet Westerly along said Northerly line from Orchard Street; said point of beginning being the Southwesterly corner of land now or formerly of Hallock; from said point of beginning running along said Northerly line of King Street, South 71 degrees 45 minutes 10 seconds West 807. 54 feet to land now or fd'ri erly of Tabor; . :, Thence along last mentioned North 25 degrees 18 minutes 10 seconds West 550. 92 feet; Thence along other land now or formerly of Douglass and along land now or formerly of John Jagger, North 70 degrees 13 minutes 50 seconds East 724. 21 feetto the Westerly line of said Orchard Street; Thence along said Westerly line of Orchard Street South 41 degrees 51 minutes 10 seconds East 496. 75 feet to land now or formerly of Hallock; Thence along land last mentioned South 4 degrees 58 minutes 10 seconds West 120. 62 feet to the Northerly line of King Street and the point or place of BEGINNING. SUBJECT to any state of facts an accurate survey may show. SUBJECT to covenants, agreements, restrictions and easements of record, affecting said premises. The grantors herein are the same persons as the grantees in the deed dated 4/27/1967 recorded 5/1/1967 in Liber 6145 cp 143. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above dt'scribed premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
