THIS INDENTURE, made the &" day of May nineteen hundred and seventy-four

Orient, New York, surviving tenant by the entirety
party of the first part, and
/ ELBERT E. LUCE, JR. , and CAROLE LUCE, his wife,
both residing at (no street number) Main Road, Orient, New York
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideratim
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Orient, Town of Southold, County of Suffolk and t
State of New York, and bounded and described as follows:

°) :"0 BEGINNING at an iron pipe on the southeasterly line of a 20' right of way
leading northeasterly from Youngs Avenue, said point of beginning being
V50. 35 feet northeasterly along said southeasterly line from the northerly
i 1corner of land conveyed by Edward W. Latham to Kenneth Newman, and
being also about 332 feet northeasterly along said 20 foot right of way from
Youngs Avenue; from said point of beginning running along said southeasterly
line of said 20 foot right of way North 52051130" East 150.0 feet to an iron pipe;
thence along land conveyed by Edward W. Latham to Lee, South 30°20'40" East
v 100.0 feet to an iron pipe; thence along land of the said Edward W. Latham two
courses, as follows: (1) South 52°51130" West 150.0 feet to an iron pipe;
thence (2) North 30020'40" West 100. 0 feet to the point of, beginning.
Together with a right of way over said 20 foot right of way from the northerly
corner of the premises southwesterly about 482 feet to Youngs Avenue.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
easements, restrictions, agreements, reservations and zoning regulations of
record, if any.
BEING AND INTENDED TO BE the same premises conveyed to M.Woodrow
Angell and Edna R. Angell, his wife, by deed made by Edward W. Latham,
dated October 21, 1958, recorded in the Suffolk County Clerk's office in
Liber 4552, page 167 on November 28, 1958.
TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
and all the estate and rights of the party of the first part in and to said premises; TO HAVAND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same_for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
