KROEPEL, his wife, r� IV s tenants by the entirety, both residing at No. 2610 Oaklawn Avenue, Southold, New York 11971, (07-53306) party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and.improvements thereon erected, situate, lying and being in the Town of Southold at Orient, County of Suffolk, State of New York, bounded and described as follows: BEGINNING at a monument on the southerly line of land conveyed by Edwin H. King to Robert Reeves, said monument being North 700 10' 40" West 150.00 feet along said southerly line from the westerly line of Young's Avenue; from said point of beginning, running along the westerly line of a 30-foot right-of-way C 1 South 220 06' 10" West 80. 16 feet to land now or formerly of Gregory-Doyle, t ' Inc.; thence along said land of Gregory Doyle, Inc. North 67° 53' 50" West U 113.54 feet to a monument; thence along land now or formerly of Hughes North t/t !75 36° _12' 10" East 83.00 feet to said land of Reeves; thence along said land of V ? ' Reeves�South;670 41' 10" East 93.32 feet to the point of BEGINNING. TOGETHER with aright-of-way over said 30-foot right-of-way from the north- easterly corner of the premises southerly about 335 feet and thence easterly (Y U. about 180 feet to Young's Avenue. Also, with aright—of—way over a 20—foot right—of-way from the northeasterly corner of the premises easterly about 150 feet to Young's Avenue. BEING and intended to be the same premises conveyed to the grantors herein by deed from Eva T. King as surviving tenant by the entirety of Seward B. King, deceased, dated December 29, 1969, and recorded in Suffolk County Clerk's Office on January 16, 1970 in Liber 6691 of deeds at Page 315. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the patty of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
