Van Tuyl and Son , licensed surveyors , in Greenport , New York owned and developed by Peter Blank & Son, East Williston, j i I Long Island , New York" , and filed in the Office of the Clerk of the County of Suffolk on March 18 , 1953 as Map { 2038 . Subject to covenants and restrictions of record , zoning ordinances 9 and other municipal and governmental regulations affecting the use of the premises and such facts as an accurate survey may disclose . Being the same premises conveyed to the Party of the First Part herein in her n.amc as Mary May Kudile , and Charles Kudile , her husband by deed recorded in the office of the Suffolk County Clerk in Liber 3709 at Page 206 . The said Charles Kudile died in East Marion, ]'own of Southold, County of Suffolk, New York 1S 9 5 leaving the Party of the First Part herein as on Aril 5 P et under the silrvi0i.��g Y the enter errant h y his surviving widow and said deed . In April 1967 the Party of the First Part herein remarried and she is now Mary May Feldhann . ii l TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of art forever. the party art of the second p AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for .' any other purpose.
