York, bounded and described as follows:
PARCEL I - beginning at a point on the easterly line of Youngs Avenue at the
southwesterly corner of land of the party of the first part ; from said point of
beginning, running thence along the southerly boundary of land of the party of
the first part, south 77°36100" east, 196, 43 feet; running thence through land
now or formerly of Latham, two courses, as follows: (1) south 19°49'20" west, o
20. 17 feet; thence (2) south 77°36100" west, 193. 88feettosaid easterly line of
Youngs Avenue; running thence north 12°34120' east, 20 feet to the point or
place of beginning.

( northerly along said easterly line from the Main Road; from said point of

beginning, running along said easterly line of Youngs Avenue, two courses:
(1) north 12°34'20" east, 28. 26 feet; thence (2) north 19°49120" east, 72. 60 1
feet; thence along land now or formerly of Soito, south 77036100" east, 200
feet; thence along land now or formerly of Latham, two courses: (1) south
19°49120" west, 101. 10 feet; thence (2) north 77036100" west, 196. 43 feet to
the point or place of beginning. Containing 20, 000 square feet.
Being and intended to be the same premises conveyed to the party of
the first part by deed made by Edward W. Latham dated January 5, 1968,
recorded January 11, 1968, in the Suffolk county clerk's office, liber 6286
of conveyances, page338.
TOGETHER with all right, title and interest, rf any, of the party of the first part of, in and to any atreel and
roads abutting the above-dscribed premises to the center lines thereof; TOGETHER with the F
and all the estate and rights of the party of the first part in and to said premises; TO HA AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "partes" whenever the sense of this indenture so requires.
