BEING and intended to be part of the premises conveyed to the party of the first
part by deed made by William H. Evers, dated October 24, 1967, recorded in
the Suffolk County Clerk'sbffice November 9, 1967, liber 6252 of conveyances,
page 549.
TOGETHER with all of the right, title, and interest, if any, of the party of
the first part of, in, and to the land under the waters of Marion Lake adjacent
to the premises.
TOGETHER with a right of way over said strip of land 25 feet or more in
width, along the easterly line of premises extending southerly about 650 feet
beyond the southeasterly corner of the premises, and thence southwesterly
about 335 feet to Marion Lake, and extending northerly from the northeasterly
corner of the premises through land now or formerly of Everetts, about 367
feet to land now or formerly of Tuthill, and continuing northerly 16 feet in
width over said land now or formerly of Tuthill and land now or formerly of
Griffing to the Main Road, along land now or formerly of Welch; and also with
a right of way along the westerly line of land of te y_aN of the first part
ri'afrom the westerly end of the above described southerly, about 250
feet to the bay; said right of way being 10 feet in width at the northerly end
and about 20 feet in width at the southerly end; and
SUBJECT to the rights of others over and to the use of the 25 foot strip of land
running al ong the easterly side of the premises herein conveyed.
SUBJECT to (1) any state of facts an accurate survey might show, and (2) to
the following covenants and restrictions:
1) no building or any part thereof or structure of any kind shall be
erected or maintained on any part of said premises within 40 feet of the shore
line of Marion Lake;
2) no trailer shall be kept or parked on the said premises;
3) all material used on the exterior of any building which may be
erected on said premises shall be new material;
4) All buildings erected or maintained on the said premises shall
have a peaked roof;

5) no outside toilets shall be erected or maintained on the premises;
