11 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, 1 ,
jl ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingittthe at East Marion, Town of Southold, County of Suffolk
i and State of New York, known and designated as plot #78 oft a certain
CD II map entitled "Map of Marion Manor, situated at East Marion, Town
of Southold, Suffolk County, New York, surveyed November 25, 1952
by Otto W. Van Tuyl and Son, licensed surveyors , in Greenport ,
New York owned and developed by Peter Blank & Son., East Williston,
ro I Long Island, New York" , and filed in the Office of the Clerk of
+ ~ the County of Suffolk on March 18, 1953 as Map #2038.

4 5use of the premises and such facts as an accurate survey may disclose .
Being the same premises conveyed to the Party of the First Part
�I herein in her name as Mary May Kudile , and Charles Kudile , her
husband by deed recorded in the office of the Suffolk County
11 Clerk in Liber 3557 at Page 244 . The said Charles Kudile died
in East Marion, Town of Southold , County of Suffolk, New York
on April 18, 1955 leaving the Party of the First Part herein
li as his surviving widow and surviving tenant by the entirety under
the said deed. In April 1967 the Party of the First Part herein
I remarried and she is now Mary May Feldhann.

Ili TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances'
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
it the party of the second part forever.

� AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right o receive such l apply
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
e The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
