PARCEL I - beginning at a point on the north side of a private right of way distant
the following courses and distances from the intersection of the easterly side of
Bay Avenue and the north side of said private right of way, which said intersec-
tion marks the southwest corner of land of Massaro: 1) north 69° 17,30" east,
127. 61 feet; (2) north 56°57150" east, 162. 78 feet; (3) north 46°59150" east, 335. 46
feet; (4) north 51' 24150" east, 213. 48 feet to the point of beginning; running thence
north 34°12140" west, 136 feet to the shore of Marion Lake; thence along the shore
of Marion Lake in a general northeasterly direction, 175 feet, more or less, the
tie line bearing north 38°17120" east, 172. 77 feet to land formerly of E, P.
Hawkins; thence along said land, south 20° 13110" east, 184. 20 feet to the north
side of said private right of way; running thence along the north side of said
private right of way, south 51°2-1150" west, 120. 60 feet to the point or place of
beginning.
PARCEL II - beginning at a point on the south side of a private right of way the
following courses and distances from the intersection of the east side of Bay
Avenue and the south side of said private right of way which said intersection is
16 feet south of the southwest corner of land of Massaro as measured along the
east side of Bay Avenue; (1) north 69°17130'1 east, 125. 50 feet; (2) north 5605715011

194. 75 feet to the point or place of beginning; running thence along the south side
of said private right of way north 51024150" east, 133. 52 feet to land of E. P.

hilt water mark of Gardiners Bay; running thence along said high water mark of
Gardiners Bay in a southwesterly direction, 118 feet, more or less, the tie line

BEING and intended to be the same premises conveyed to the parties of the
first part by deed made by Rita F. Schwartz dated June 15, 1972, recorded
July 25, 1972, liber 7204 of conveyances, page 129, in the Suffolk County
Clerk's office.
TOGETHER with all of the rights of the parties of the first part, if any, of, in
and to riparian rights of waters of Marion Lake and Gardiners Bay, and rights,
At-errty, over and to the private right of way known as Rabbit Lane; and
SUBJECT to riparian rights of third parties in and to waters of Marion Lake and
Gardiners Bay, and to variations as to distances and courses as laid down
herein because of change in highwater line of Gardiners Bay and the edge of open
water of Marion Lake.
SUBJECT also to (1) any state of facts an accurate survey might show; (2) covenants,
restrictions, utility easements, agreements, reservations, and zoning regulations,
if any; (3) mortgage made by Rita F. Schwartz to the Suffolk County Federal Sav-
ings and Loan Association dated August 25, 1967, and recorded in the Suffolk County
Clerk's office, originally in the amount of $20, 000 which the parties of the second
part hereby agree to assume and pay, and to that end join in the execution and
acknowledgement of this instrument. The present unpaid balance is $16, 114. 52.
