party of the first part, and NORMAN H. WOODCOCK and JUNE WOODCOCK, (Nee JUNE MUNICH) ,
his wife, both residing at 160 Lakeview Terrace, East Marion, New York
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingiw*he at East Marion, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:-
BEGINNING at a concrete monument on the southerly side of a Private Road, distant 232.3)
feet northeasterly, as measured along said southerly side of said Private Road, from
its intersection with the easterly side of Bay Avenue, said monument being located at
the point where the division line between the premises herein to be described and land
now or formerly of Charles Huettenmoser, intersects said southerly side of aforesaid
Private Road, and
RUNNING THENCE along said division line, South 43 degrees 19 minutes 40 seconds East,
a distance of 175 feet, more or less to the shore line of Marion Lake;
THENCE, Southwesterly along said Shore Line, a distance of 27 feet more or less to Ian
formerly of Edith C. Moore, now or formerly of Walter Robinson and Margaret Robinson,
his wife;
THENCE ALONG SAID LAND North 43 degrees 19 minutes 40 seconds West, a distance of
185 feet, more or less, to the southerly side of the Private Road, aforementioned.
THENCE along said Private Road, North 64 degrees 53 minutes 50 seconds East, a dis-
tance of 28.37 feet to the point or place of BEGINNING.
TOGETHER with a Right of Way, over said Private Road, from the easterly line of
premises above described to Bay Avenue.
SAID premises being known as 190 Lakeview Terrace (a/ka 220 Tuthills Path) , East
Marion, New York, and being the same premises conveyed, in a Deed, dated the 26th day
of June, 1988, recorded in the Office of the Clerk of the County of Suffolk, on the
4th day of October, 1988, in Liber 10705, of conveyances, at page 338.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
a the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
