All that certain piece, parcel or tract of land lying and
being situate at Orient, in the Town of Southold, County of
/ Suffolk, State of New York, more particularly bounded and
described as follows:
BEGINNING at a point marked by a Concrete Monument on the
division line of land of the State of New York and land now or
formerly of Edward W. Latham on the northwest, and land now or
formerly of Lloyd E. Terry on the southwest; running thence
along land of Edward W. Latham, N 39° 14 ' 54" E, 20. 00 feet to a
point;

The bearings as set forth in the above described parcels of
land are referenced to Grid North, New York State Plane
Coordinate System, Long Island Zone.
RESERVING to Lloyd E. Terry, his heirs and assigns, the
right, privilege and easement to use, operate, repair, protect
and maintain in the same condition as shown and described in the
Report of Physical Inspection, made March 15, 1990, but not
improve or expand, the earthen dike locted on the premises hereby
conveyed, together with ingress, egress and regress in connection
therewith. This reservation shall remain in effect for so long
as the lands now owned by Lloyd E. Terry adjacent to the premises
hereby conveyed are wholly or partially used for agricultural
purposes and practices as the same are defined in the
Agriculture & Markets Law. PROVIDED, however, that nothing
herein contained shall be construed as relieving the one(s) to
