The ~ollowing action was taken by the Southold Town Planning
Board at a regular meeting held January 29, 1980.
RESOLVED to approve the report o~ John W. Davis, Planning
Board Inspector, Report No. 93 in regard to the construction o~
improvements in the subdivision known as "Pebble Beach Farms"
and recommend to the Southold Town Board release o~ the bond ~or
said improvements.

RE: PEBBLE BEACH SUBDIVISION at EAST HARION
Met Mr. Irving Latham (Contractor for owne.rs) as requested, to go over remaining work.
The large borrow pit 'east of the Greenwa;y- has been backfilled am the surface covered
Wi th the stored topsoi1~ ,The stockpile of backfill material on Lot No. 98 has been
removed. The adjacent sand drain area for drainage relief has been graded satis_
:;factorily. . .
\ The additional sand drain (owners option) at Sta. 8.+ OO:!: Rt. on Longway has
been completed and graded.
!
L.P.'s 1 and 2 at main entrance have been cleaned.
All other LoP.'s and C.B.'s on the project were inspected' and found to be in good
condition, only minor silt on bottoms. C.B.'s on this subdivision have only one
ring. C.B.'s 1 and 2 (at Long..lay and Short Lane) not found before had been re-
located at Longt,a;y- Sta. :1.7+ OO:t Rt. and Lt. due to a fieJd change. A M.H. at
CoB. 's 8 and 9 not found in a prior report was located. A s cilid concrete COv~r
on CoB. 5 at Greenway and Crescent' Was replaced m. th the proper C.I. casting.
Barrier guide railing (noted in Rep<r t No. 4p as not being installed) is now in
'place at dead end roads.
Swale areas are generally in good condition.
, ~,
Road pavemen1; is still in good condition.
A ,feathered blacktop ramp 4," ,in height is to be placed 'along the width of the
entrance roads. This will keep some of the State Rea d drainage running by in-
stead of into the subdivision. Mr. Latham Will arrange with the Corrazzini .firm
to do this work.
Other than the asphalt ramp, all work on this project is completed.

Mrs. Brush advises that the latest report from the
Town Engineer is that he is waiting notification from the
contractor that the work is completed so he may make an
inspection.

Dear Mr. Peters:
In reply to your letter of May 22,1979, relative
to the release of the Pebble Beach Farms Performance
Bond, this bond cannot be released until we have a
report from the Planning Board Road Inspector, a
recommendation from the Planning Board, and reports
of the Town Board Highway Committee and Highway
Superintendent.
I have requested the Planning Board to ask their
road inspector to submit a report. When this report
is received the Planning Board at their June 12th
meeting should take action. Following their recommenda-
tion, if it is favorable. and a report from the highway
committee and superintendent, a resolution will be
adopted by the Town Board for the release of the bond.

Inreference to your request fpr release of two (2) performance
bonds for "Pebble Beach Farms", bond no.'s 914553 and 914554,
the Town Board is waiting for additional information from the
Highway Superintendent, Town Engineer, and planning Board.
In accordance with a rider attached to and forming a part of
bond no.'s 914553 and 914554, it was understood and agreed that:
"Said bond is amended to insure that all roads, open spaces,
tennis courts shall.be maintained by Pebble Beach Realty, Inc.
until such time as the "Property Owners Association is formed."
If the property owners association has been formed, please submit
proof of same to this office.

Dear Mr. Edson:
Section 277 of Town Law states in part. "Such performance
bond shall run for a term to be fixed by the planning board, but
in no case for a longer term than three years, provided, however.
that the term of such performance bond may be extended by the
planning board with consent of the parties thereto."
The time has expired with regard to your subdivision and as
a result your bond is in jeopardy of default with the Town of
Southold.
Please advise the Town Clerk and the Planning Board of your
disposition of this problem.

common areas until such time as the common areas are deeded to the
