Orient, inthe Town of Southold, County of Suffolk and State of New York, and bounds

PARCEL 1.
BEGINNING at a point in the bulkhead on Orient Ray at the southeast
corner of lands conveyed to George S. Younie by Edward L. Coffin; thence
North 56 degrees 15 minutes 50 seconds East along said land of Younie and
through a monument in said line about 12 feet from the bulkhead 174 feet more
or lees to a monument in the line between the lands formerly of Edward L.
Coffin and lands of A. D. Latham, thence South 46 degrees 48 minutes 30
seconds East along said lands of A. D. Latham 71.86 feet; thence South 56
degrees 15 minutes 50 seconds Rest along land now or formerly of Douglas
Knox 188.86 feet more or lees to the bulkhead on Orient Bay, thence along
said Bay and bulkhead North 34 degrees 52 minutes 46 seconds West for
70.Ol feet to the point or place of beginning.
PARCEL 2.
BEGINNING at a point on highwater mark of Orient Harbor at the
southeasterly corner of land now or formerly of George and Alice Younie;
running thence along the highwater line in a general northwesterly direction
a distance of 25 feet more or lees to land now or formerly of George and
Alice Younie; thence in a general northeasterly direction and parallel with
the line now dividing the land now or formerly of George and Alice Younie
and land of Deane Knox Fox and 25 feet therefrom to land of A. D. Latham;

thence in a general southeasterly direction along said land of A. D. Latham
a distance of 25 feet more or lees to a monument set at the northwesterly
corner of land of Deane Xwx Fox, thence southwesterly along land last
mentioned to the point or place of beginning.
PARCEL 3.
The right and easement to construct and maintain a dock or piers on a
strip of land under water, twelve (12) feet in width and sixty-five (65) feet
in length, in Orient Harbor at Orient, in the Town of Southold, CounW of
Suffolk and State of New York, adjacent to the upland of the party of the
first part, the center line of said strip being described as follows:-
Beginning at a point in the face of the stone and concrete wall extending
across the westerly line of the property of the party of the first part
which point is distant, twenty-nine (291 feet southerly from the point of
intersection of the face of said wall with the northerly property line of
lands of the seller, and extending westerly at right angles to said face
of wall a distance of sixty-five (65) feet into the waters of Orient Harbor.
All as shown on a map on file in the Department of State, Capitol,
Albany, New York.
SUBJECT to the terms and conditions of said .easement.
TOGETHER with all of the right, title and interest of the party of the
first part of, in and to all easements and rights-of-way appurtenant to
said premise,including easements over the lands lying to the southeast
of the premises herein described and between said premises and Main
Street. .
BEING and intended to be the same premises conveyed to the party
of the first part by deed dated July 20, 1937 and recorded in Suffolk County
Clerk's office in Liber 1941 of deeds at page 104 and by deed dated August
27, 1938 and recorded in Suffolk County Clerk's office in Liber 2001 of
deeds at page 477 and described in Lettere Patent of the State of New York
dated February 24, 1947 and recorded in Book of Patents i71 at page 466.
