Plans dated Nov. 19, 1987. (SBB No. 87217) Dear Sir: 'vie have reviewed the plan for the above referenced project. This plan has also been reviewed with the Town Highway Superintendent, Ray Jr-,cobs. A summary of our comments and recommendations is as follows: 1. The grading and layout for the common driveway off Wickham Avenue is acceptable. However, the right-of-way width should be 50 feet with a pavement width of 28 feet. (Refer to SBB letter dated January 18, 1988. ) 2. The storm drainage for the driveway is divided into 3 small tributary areas, each providing a minimum storage of 2 inches of rainfall in leaching pools. It is recommended that the storage capacity for the drainage system be increased to a 6 inch rainfall . 3, Existing Drainage Provisions: A. Wickham Avenue - All stormwater runoff is directed towards Wolf Pit Lake and should not pose any flooding threat to the site. B. Mill Lane - The grade as shown does not indicate any low points or depression in the road which would cause flooding. C. Oregon. Road and Mill Road - The majority of the runoff in this area is directed to the natural Swale which originates between Lots 1 and 2 and flows fn a , southwesterly direction towards Long Creek. On or about August 1, 1988 The Town of Southold requested First Towne Realty to make an appraisal of certain property in the Town of Southold, Village of Mattituck, State of New York. While I was then generally familiar with the property, I have since carefully inspected all of the property for the purpose of appraising it. The parcel contains approximately 65.4 acres with 2287.32 feet on Mill Road and 423.75 feet on Wickham Avenue. The property is in the Village of Mattituck, Town of Southold, County of Suffolk, State of New York and is bounded on the East by Mill Road and Brockbank on the West by Long Creek and Schanz on the North by Mill Road and on the South by Mattituck Park and Wickham Avenue. The property is edged by trees on the West and Long Creek. It is generally flat with a slight roll. The property is very picturesque and would command in the high range on a per acre basis. There is a large three story house on the property as well as other outbuildings and fencing. None of these items are reflected in the appraised value of this property. In other words, only the raw land has been appraised. The 1987 - 1988 Southold Town Assessment was: Land $17,800.00 Building 12,500.00 Total $ 30,300.00 In my opinion a fair market value for the parcel on August 17, 1988 is $25,000 per acre or $1,635,000.00.
