feet, more or less, to the ordinary high water mark of Long Island
Sound; thence in a northeasterly and then in a southeasterly direction
along the ordinary high water mark of Long Island Sound (said
courses being described by two tie lines, (1) north 43" 06' 00"
east, 163.55 feet, and (2) South 69` 40' 00" east, 90.0 feet to the
point or place of beginning.

(4) from Caroline Dithridge and anotner, dated au,;ust 28, 1548, re-
corded November 12, 1948 in liber 2894 of deeds at page 353 [said
premises as first herein described being subject to any state of fact
which would be shown by an accurate survey, the courses and distances
given being more or lase] excepting therefrom such rights and parcels
as may have been conveyed by the part, of the first part to Marshall,
McCann, Rosenberg, Bennett and others.
