Edson being duly sworn, deposes and say: I am over 21 years of age and reside at Southold, Town of Southold, Suffolk County, New York. I am a duly licensed real estate broker and sole owner of First Towne Realty of Southold and Cutchogue, New York. I have acted in some sales and purchases in the Town of Southold. I have also bought and sold real property for my own account at Southold and elsewhere in the Town of Southold. I am well acquainted with real estate values in the Town of Southold. . . On or about April 10, 1990 the Southold Town Board requested First Towne Realty to make an appraisal of property in the Town of Southold, Village of Mattituck, State of New York. While I was then generally familiar with the property, I have since carefully inspected all of the property for the purpose of appraising it. The parcel contains approximately 29.31 acres. It is a part of a 73 acre parcel. Part of the subject parcel is wooded and a portion in the recent past was used for farming and is located on Sound Avenue, Mattituck, Town of Southold, County of Suffolk, State of New York and is bounded by the south by Sound Avenue, on the north and west by other lands of Thornton and on the east by Pufahland Buonagaro. The property has a slight roll. It will make a nice subdivision. The 1989 - 1990 Southold Town Assessment was: Total $18,300 $18,300 Land In my opinion a fair market value for the parcel on May 1, 1990 is $14,000 per acre of $410,000. . . Suffolk County Tax Map Number: 1000-121-1-part of 1.1 Southold Town Taxes 1989 - 1990: $8,627.09 for entire 73 acre parcel. During my nine year tenure, I either purchased or approved the purchase of over 300 locations in the Northeastern section of the United States and Canada. I have done many appraisals in the Town of Southold for individuals, attorneys, and I am an authorized appraiser for the North Fork Bank & Trust Company for commercial properties. I am a member of the Eastern Suffolk Board of Realtors. It was RESOLVED that as per Section A106-38E of the Town Code, the subdivision entitled Thornton Estates Section 1 be referred to the Town Board for a determination of the amount of the cash payment to be deposited in lieu of land reservation for park and playground purposes. This subdivision is for 14 lots on 29.3064 acres, and is located on the north side of Sound Avenue, 952.2 feet east of Bergen Avenue in Mattituck. This is Section I of a three section development. Final maps for Sections II and III have not yet been submitted. Enclosed for your assistance is a copy of the proposed subdivision.
