All of the Maintenance Bond items have been completed in a satisfactory manner with the exception of the proposed walkway along the Top of Bluff on the northerly side of the property. This item has been deleted from the project by the developers of the site. Due telthe nature of the proposed construction and the proximity to fragile slopes contained within the 8!luff Face, this would be considered a recommended change to the site plan. Our site inspection revealed the installation of split rail fencing along the landward side of the Top of Bluff on the easterly side of the Site. The inspection also revealed that some of the underbrush in the area adjacent to the Bluff has been cut further back to accommodate the installation of this fencing. At this time, it is recommended that the Town Trustees be given the opportunity to do a final inspection of the Bluff area and provide their input regarding compliance with Coastal Erosion Regulations. On your behalf, I have contacted the Trustees office and suggested that they do a final inspection prior to release of the Performance Bonds. At this time, with the exception of the Trustee matter as noted above, the project is considered complete and meets the minimum requirements established by Town Code and Planning Board approvals. Jamie has determined that virtually all of the required cOnstruction is complepi, as determined by the engineering reports on file, and verified by on site In,Jpection. However, he noted some recent conditions, which need to be addreissed, as follows: 1. He noted intensive clearing along the bluff, up to the fence line of a recent split rail fence, behind several of the cottages, probably to enhance the view of the L.I.Sound.He will notify the Trustees so they can perform an Inspection and report If Peconlc Landing Is In violation. 2. Some rocks between ponds 1 and 2 appear missing or fallen, although they do not Interfere with drainage or water flow, but make the barrier appear Incomplete or broken. 3. The approved walkway along the bluff, representing a $79,000 item In the approved Bond, was not built, at the discretion of Peconic Landing. This Is O.K. With Jamie, since It was not required to be constructed. 4. The presence of excess debris and brush in the maintenance area was noted, and Jamie will contact Peconic Landing to get It cleaned up ASAP. Jamie will send me a memo regarding the Bond release, and If the Trustees sign off on the clearing along the bluff, a resolution for the PB can be written for the next available meeting.
