The lot is a building lot now; however, Mr. Clempner stated that if the lot was divided, it would not become a building lot. The Planning Board advised Mr. Clempner that they can't guarantee that he will get a ReaaYH) building permit as that would have to be taken up with the Building Inspector. The board also advised him that J"N 23 ~hree lots could not be made from this parcel. Mr. Clempner told the Board that he would not split the property until rk S ttJla had the permission to build the garage and that the TOWft (Ie Oll garage would be used only for two cars and a work bench. There would be no occupancy of the buildinq. Mr. Lessard suggested that if the Board is in favor of this-the divided lot will merqe into one, not left as a separate lot. ***************************************** t' 8:00 p.m. Mohrinq Enterprises-Cluster proposal, Mr. Young was present to dicuscuss this sketch plan. Mr. Mullen stated that he would like to inspect the property before any was made. On a motion made by Mr. Orlowski, seconded by Mr. Lathem it was RESOLVED THAT the Southold Town Planning Ebard refer the sketch plan of Mohrinq Enterprises Cluster Proposal to the Southold Town Board for their approval reqardinq / the location of this proposed cluster development, upon receipt of three copies of the sketch map and an accurate metes and bounds description of the property. RESOLVED that the Southold Town Planning Board will make a field inspection of the cluster proposal prior to the next meeting. Vote of the Board: Ayes: Raynor,Mullen, Lathem, Orlowski **************************************** 8:15 p.m. Jon Kerbs was present to discuss a new proposal for a minor subdivision in Mattituck. The Board advised Mr. Kerbs to submit 12 copies of the sketch plan for the Board to review and to file all applications necessary.
