paid by the part ies of the seroad part,do hereby grant and relea.ve unto the
part ies of the seeond part, their heirs and assi erre farerer,all
that certain plot, piece or parcel of land situate, lying and being
at Orient, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the southerly line of a 33 foot private road
known as '•South View Drive" at the northwesterly corner of land con-
veyed by the parties of the first part to Theodore Rohloff; from said
point of beginning running thence along said land of Rohloff, south
41 degrees 21 minutes 20 seconds east, 163.77 feet to land of John
B. Droskoski; thence along land of Droskoski, 2 courses, as follows:
(1) south 60 degrees 48 minutes west, 208.81 feet; thence (2) north
43 degrees 45 minutes 20 seconds west, 110.85 feet; thence along land
of Douglas Robertson, north 42 degrees 40 minutes 50 seconds west,
73.81 feet to the southwesterly corner of said "South View Drive-;
thence along the southerly line of "South View Drive", 2 courses, as
follows: (1) north 66 degrees 0 minutes east, 208.23 feet;. thence
(2) north 60 degrees 50 minutes east, 12.01 feet to the point or
place of beginning.
TOGETHER with a right of way, and the right, in common with others, t
pass and repass over the streets, roads and avenues of Brown's Hill.
Estates, and to the Main Road (Route 25) as said streets, roads and
avenues are described (as Parcel 1) In a deed from the parties of the
first part to Brown's Hills Estates, Inc., dated July 5, 1955 and re-
corded in the Suffolk County Clerk's office on July 7, 1955 in liber
2923 of conveyances at page 165.
TOGETHER with the right to use, in common with others, solely for
recreational and not for commercial purposes, the common lands of
Brown's Hills Estates, Inc., as described in the deed herein last
above mentioned.
SUBJECT, however, to the following conditions and restrictions:
1. Said premises shall not be subdivided into more than
two lots.
2. No lot into which said premises may be subdivided shall
be leas than 10,000 square feet in area.
3. No building shall be erected or permitted upon any por-
tion of said premises except 2 one-family detached dwelling houses on
fully enclosed (except for necessary doors and windows) masonry
